Adding a side extension to a detached, semidetached or end of terrace property is one of the smartest things you can do to add more living space and value to your home.
 

At PINK LINES we create side extension plans for all types of property. The most popular type of side extension is either a 2-storey side extension or an over garage extension which is also popular.

The problem with the latter is that most old garages are not of habitable quality so one has to consider cost as to whether you demolish and build a 2-storey extension or attempt to build over.

Based on experience it is usually better to demolish the existing garage as the walls are usually single brick or block, there is no insulation in the floor and the roof needs to go anyway. In effect, by the time you do an upgrade of the existing garage it will have cost you more than starting from scratch.

Getting back to 2-storey side extensions they usually give you loads of options because you are effectively turning your property into a double fronted house. Designed properly, you may not have to set back the 1st floor part of the side extension which most planners ask for to remove the terracing effect.

When we create 2 storey side extension plans, we usually put an entrance from the front hallway into the front part of the extension and then open up the rear end to work with the kitchen. A bathroom, en-suite, utility room etc., usually goes in the centre as light for those areas won’t be an issue.

Upstairs, the entrance is usually near the top of the stairs where we create a small lobby in the extension leading to a new front and rear bedroom.

Another big plus for the 2-store side extensions is that most of the work can get done before you need to create doorways into the main house.
