Easily my most favourite type of house extension. The side return extension is easily one of the most transformative extensions you can add to your home. The space, be it a metre or two may not look much but when successfully integrated will create stunning living space and add exceptional value.
 

Think about all the most popular design elements that make a side return extension such a success. Let’s look at the roof of the new extension. For example, do you go with an enclosed level ceiling and perhaps a Velux or two added? That used to be popular but currently are going for a lot more glass and in most cases end up with minimalist framing and as much glass as you can get. If you do go down that route which can look superb, make sure you spend a bit more on the glass, Get Ambi Blue for example which will cut out all the harmful elements.
 

You should also check the amount of sunlight and note that if you can see out, neighbours may be able to see in. I’ve actually had clients that designed the kitchen so that the neighbours didn’t see them when they were washing up at the kitchen sink.
 

Taking out the side elevation wall is heavy work as you will most likely need goal post steels with some serious foundations for the goalpost legs. It’s also trendy to leave the steelwork exposed so do give due consideration.
 

What about a feature wall? If you search Google for side return extensions you will note that the use of a feature wall, usually made up with old stock brick slips, is very popular and adds tremendous charm to a modern side return extension.
 

Flooring choices are also a big issue as is whether you want underfloor heating which generally doesn’t offer up great value but looks fantastic.
 

Lastly, your choice of doors to the garden is going to have a huge impact. We generally push for full height, floor to ceiling slim frame aluminium doors in anthracite grey. If you have the budget, consider going for the ever-popular Crittall look.
